Thank you for your patience on this information. I have attempted to provide you with as detailed a proposal as possible. Too often contractors leave out various details which are charged back to customers at a later date. As the project manager of this job and an owner of Northern Exposure, it is my responsibility to see that you and I are on the same page with regard to each other’s expectations of the finished project. I have separated out the various aspects of the job in the event you wish to scale back the job or add various details to the job.

Northern Exposure Exteriors will build a 14’ wide, 12’ deep screen porch and attached deck. The room will be a screen porch built in a "screen door" style. The deck will be 6’ wide and 12’ deep. It will be framed with treated lumber and finished with Endura deck boards, Endura railings with aluminum spindles. We will have to remove the existing deck. The room and deck will both be built using 2" x 10" joists. The siding on the home, inside the room, will be the same as the rest of the home. The soffit and fascia on the porch will match the home exactly (new aluminum). The shingles will also match the home as close as possible. Northern Exposure Exteriors will be framing gable screens in the peak to allow more light in the porch.

All electrical work requires a permit and is performed by a MN licensed electrician in accordance to MN UBC.

Electrical allowance. $800.00.

This project includes removal and disposal of all siding on home and garage and installation of house wrap. The siding would have a 7" lap profile. We will be putting on 5.5" double sided corner trim pieces around the entire home. Northern Exposure Exteriors will also install James Hardie shakes in the large front gables (3). They will be in the staggered edge look. We will separate the shakes from the siding with a 5.5" band board all three gables. The siding will be completely caulked and ready to paint when we finish. All of the siding and corners will be primed, but not painted, except the shakes, which come un-primed. The siding carries a 50-year transferable warranty. This price is for shakes in the front gables and 7" lap siding on the rest of the home. $14,939.00 +permit to be billed after cost is incurred

Prep and Apply (2) coats of Sherwin Williams Superpaint $2,800.00

Northern Exposure Exteriors will install custom cut foam behind the siding during the installation process to give the home additional insulation. This will be installed behind all of the vinyl siding. The approximate R-value increase would be around 4. It will also give the home some additional impact resistance to dings and dents. This would also include foam inserts into the corner posts. $2,218.00

We will install aluminum soffit and custom-bent aluminum fascia on all eaves and overhangs on the home. No work will be done on the front porch soffit. This will all be in a color to be determined by you. $3,780.00
